Pricing Your Home - "What's my home worth?"

One common mistake is to price your home based on the "asking price" of other homes in your market. "For Sale by Owners" and inexperienced Realtors often fall into this trap. This causes many homes to languish on the market until the price aligns itself with the true market value. Fortunately, a precise method of valuing your home exists.  Our agents use the "comparative analysis" method to determine your sale price. This is the same method Banks use to approve mortgage loans, which significantly improves the odds that your seller will be able to finance your home at the agreed price.  The "Comps" as they are called, are recently SOLD homes within a specific area.  Adjustments are made for differences such as a pool, extra bedroom or an oversized lot.  Using this method, the true value of your home at this particular time can be determined.

Choosing a Realtor

Many sellers choose a Realtor based on first impressions, social spheres or casual encounters.  A home is a major asset and most people's largest monetary transaction.  Before choosing a Realtor, you need to ask about specific experience in selling homes in your geographical area.  The answer to questions like; "How many homes have you sold in my area?", "How long have you been a Realtor?", "How will my home be marketed?" and "How long will it take to sell my home?" are critical to choosing the right Realtor to handle your sale.

Most sellers don't realize that a successful Realtor needs to be much more than a good salesperson.  Communication and negotiating skills coupled with the ability to deal successfully in difficult situations is more important to the job than a nice smile and a bubbly personality.  You are hiring this person to perform a professional and difficult task. Close that person wisely and you will make the process of selling your home much easier.

Preparing & Staging Your Home for Sale

Before placing your home on the market, it needs to be clean, neat, and appealing to potential buyers. It is always a good idea to have a professional inspection preformed before you list your home.  This will uncover any problems that could derail your sale before the closing.  If your home is cluttered, have a yard sale or rent a storage facility to hold your extra furniture or personal items.  Above all, fix up the yard and bring your home's curb appeal to the highest level possible.

One step of the process could be staging the home.  While we are not professional stagers we can and will recommend what buyers see and what they are looking for in their future home. Simple items such as fresh mulch, pressure washing the home or a welcome mat can make your home more appealing and bring a higher return.
